Mountain Villa is operated by Susthira Eco Ventures LLP, Vagamon. We are not a conventional hotel or full-service resort. Mountain Villa is a thoughtfully run homestay designed to feel like a home in nature.

To ensure a peaceful experience for all guests and to maintain harmony with our surroundings, we request guests to read and respect the following guidelines.

Booking & Guest Profile

• Reservations are accepted based on availability and cottage preference. Our team will confirm your booking and share a payment link to complete the reservation. 
• Mountain Villa is a family-oriented property. We do not host bachelor or party groups. 
• Admission to the property is reserved at the discretion of Mountain Villa.
   

Stay & Safety

• Guests use the property, facilities, and surroundings entirely at their own discretion and responsibility.
• Children must be under active supervision of parents or guardians at all times. 
• The number of guests must not exceed the count mentioned on the booking confirmation. 
• No outside visitors, parties, events, or illegal activities are permitted. 
• Any damage, loss, or missing items will be charged before departure.
   

Respect for Nature & Community

• Mountain Villa is completely off-grid, powered by solar and wind energy. Water is sourced from a mountain spring. Please use resources mindfully. 
• We maintain a plastic-free, low-impact environment. Kindly dispose waste responsibly. 
• Please respect wildlife, biodiversity, and the natural quiet of the surroundings. 
• Loud music, noise, or disruptive behaviour is not permitted. Acoustic music is welcome. 
• Smoking is not allowed inside cottages. Use designated outdoor areas only.
   

Staff & Property Care

• Please treat our caretakers and team members with respect and patience. 
• The property is under CCTV surveillance in common areas for guest safety. 
• As this is a homestay, we request guests to leave the space clean and cared for.

 At Mountain Villa, dining is intentionally home-style, seasonal, and unhurried. We offer exclusive in-house dining only for our guests, with no room service.

Our meals are inspired by Kerala’s culinary traditions and prepared using seasonal produce from our own farm and trusted local sources.

Meal Timings

• Breakfast: 8:30 AM – 10:00 AM 
• Lunch: 1:00 PM – 2:30 PM 
• Dinner: 7:30 PM – 9:30 PM 
• Evening Tea: 4:00 PM – 5:00 PM

Advance booking with a minimum 4-hour notice is required for lunch and dinner.

Menu Highlights

• Breakfast: A mix of Continental and South Indian options 
• Lunch: Traditional Kerala meals (veg and non-veg), with dessert 
• Dinner: Indian classics, including Kerala specialities 
• Tea/Coffee: Served with local Kerala snacks
   

Guests are requested to inform us of dietary preferences or restrictions in advance. Outside food and self-cooking are not permitted, in keeping with our sustainability practices.

 Booking Confirmation

• 100% advance payment is required to confirm a booking. 
• Bookings may be made via our website or OTA platforms such as Airbnb, Booking.com, or MakeMyTrip.
   

Cancellation Policy

As a small homestay in a remote location with limited inventory, last-minute cancellations significantly impact operations.

• 100% refund if cancelled 7 days before check-in 
• 50% refund if cancelled 5 days before check-in 
• No refund for cancellations within 4 days of check-in 
• In exceptional cases, bookings may be postponed (non-refundable) for up to 3 months, subject to availability 
• All refunds attract a 10% processing charge and take up to 3 working days

•  Children of all ages are welcome. 
• One child below 7 years stays free (without extra bed). 
• Extra bed (where available):  will be charged extra at applicable rates. 
• Guests aged 8 years and above are charged as adults. 
• Extra beds are not available in Planters Cottage and Planters Annexe.

We understand how important pets are, and Mountain Villa is pet-friendly with a few guidelines to ensure comfort for everyone.

• One pet per room is permitted. 
• A refundable deposit of ₹3,000 per stay 
• A non-refundable cleaning fee of ₹1,000 per stay applies. 
• Pets must be house-trained, healthy, and free from ticks and fleas. 
• Pets must be leashed outdoors and never left unattended. 
• Guests must bring their own pet bedding. 
• Any damage or excessive cleaning required will be charged additionally. 
• Mountain Villa is not responsible for pet care or injuries. 

You may also meet our friendly local Indie dog Sugu, and Bella, our golden retriever who occasionally visits the property.
